Gradual decline in real estate transaction resulting in decreased revenue

KATHMANDU: The real estate trade is found gradually decreasing across the country. As the trade decreases, there has also been a decline in revenue collection.

According to the Land Management and Records Department, which maintains records of land and house transactions, the amount of revenue collection has gradually declined in the first four months of the current fiscal year.

Even though the government has facilitated real estate transactions, revenue collection has not increased as expected. Just a few days ago, the government amended the Land Use (Third Amendment) Regulations.

In Kartik month (October 18 to November 14), land revenue offices across the country collected revenue amounting to Rs 2 billion 745 million 172 thousand and 199. In the Ashoj month (September 17 to October 17), revenue amounting to Rs 2 billion 758 million 557 thousand and 927 was collected from real estate trade. Similarly, in Bhadra (August 17 to September 16), revenue amounting to Rs 3 billion 140 million 716 thousand and 335 was collected.

The Land Management and Records Department has stated that revenue amounting to Rs 3 billion 289 million 138 thousand and 242 was collected in the past Saun month (July 17 to August 16), the first month of the current fiscal year 2025/26.

According to the Department, last Kartik, Rs 213 million 447 thousand and 413 was collected through service tax, Rs 156 million 296 thousand 14 through registration fees, and Rs 997 million 844 thousand and 392 through capital gains tax.
